Fixed Rate Vs Variable Rate Home Loan: Which One\’S For You?

Fixed Rate VS Variable Rate Home Loan: Which One\’s For You?

by

Craig Reese

There are two main types of home loans: the fixed rate and the variable rate loans. Both have their own distinct pros and cons, depending on the preferences of the borrower. Accordingly, it would be beneficial if you know the various aspects of each loan type in order for you to make the right choice.

The Fixed Rate Loan

A fixed rate home loan is one that sets a fixed interest rate for the home loan starting from its approval until it is fully paid. The rate will not change–although interest payments may differ–depending on the principal amount owed. Again, it is only the rate which remains fixed, and not necessarily the monthly payments.

Pros: the main advantage of a fixed rate home loan for that matter is that it prevents the borrower from incurring any unwanted \”surprise\” interest rates as the rates remain constant. As it is, you can prepare your budget accordingly to accommodate loan payments.

Cons: qualifying for a fixed rate home loan is usually harder. This holds most especially true when the fixed interest rates are high as it usually results to more affordable monthly payments. And though you\’ll be paying for a fixed interest rate, its affordability will have to depend on the loan terms. In some cases, the monthly payments are more affordable, but the total overall cost is significantly higher compared to other terms. To get the best option, talk with a mortgage broker in a location near you.

The Variable Rate Loan

A variable home loan, as its name implies, does not charge a fixed interest rate. The amount imposable actually depends on the market. At first, this type of loan starts out with an interest rate lower than the costs of fixed rate loans. Over time (and depending on the terms), the former would then cost higher than the latter.

Pros: the initial payments for this loan type are lower. Being so, borrowers can qualify for larger loans and even enjoy lower interest rates (if the market dictates) without the need for refinancing.

Cons: the interest rates for this type of loan, being variable, means you run the risk of paying for higher interest rates in the future. Lower interest rates are usually imposed at the start of the loan, but depending on the market, your fees may go up based on the terms agreed upon and the economy.

Indeed, choosing the right loan can be quite complicated. To make the right choice, consult with a mortgage broker. By doing so, you\’ll be able to get a loan which can actually bring more financial benefits and reduced risks.

Latin American Drug dealer Beira-Mar’s lawyers arrested

Monday, November 15, 2004

RIO DE JANEIRO, Brazil — Two lawyers of accused drug dealer Luiz Fernando da Costa (also known as Fernando Beira-Mar) were arrested Sunday November 14 in a restaurant located at Rio de Janeiro city in Brazil. They have been accused of bribing Brazilian federal police officers.

Luiz Fernando da Costa, known as Fernando Beira-Mar or Fernandinho Beira-Mar, is one of the biggest drug dealers of Latin America according to police. Beira-Mar was arrested by the Colombian army at April 20-21, 2001, in a FARC camp located at a forest near Colombia and Venezuela and then transferred to Brazil where he is been in prison until now.

According to officers the lawyers had offered R$200,000 (US$71,658.9) to police officers asking them to release Marcos José Monteiro Carneiro, another man accused of being a drug dealer.

Feverfew compound gets at leukemia roots

Wednesday, February 23, 2005A compound in the common daisy-like plant feverfew kills human leukemia stem cells and could form the basis for newer, more effective drugs for the disease.

American researchers at the University of Rochester Medical Center in New York say that it could take months to develop a useable drug from the compound, parthenolide.

However, they are working to do so with chemists at the University of Kentucky who have identified a water-soluble molecule with the same properties. The US National Cancer Institute has also accepted the work into its rapid access program, which aims to speed experimental drugs into human clinical trials.

“This research is a very important step in setting the stage for future development of a new therapy for leukemia,” says Rochester researcher Craig Jordan. “We have proof that we can kill leukemia stem cells with this type of agent, and that is good news.”

Parthenolide appears to target the roots of myeloid leukemia, stem cells, while current treatments including the relatively new drug Gleevec don’t. So, “You’re pulling the weed without getting to the root,” says Jordan.

Used for centuries to fight fevers, inflammation and arthritis, feverfew earned interest from the Rochester researchers after other scientists showed that it could prevent skin cancer in animal models.

So the researchers investigated how a concentrated form of the plant component parthenolide would affect leukemia cells and normal cells.

Comparing the impact of parthenolide to the common chemotherapy drug cytarabine, they found that parthenolide selectively killed leukemia cells while sparing normal cells better.

While the findings suggest that parthenolide is a good starting point for new drugs, people with leukemia aren’t being encouraged to take high doses of feverfew as they could not take enough of the remedy to halt the disease.

The research is reported in the journal Blood.

Russian troops provoked a humanitarian catastrophe in Trostyanets

Friday, March 4, 2022

The head of the Sumy Regional Military Administration Dmitry Zhivitsky announced that the Russian army was killing civilian population of Trostyanets city, Sumy Oblast, Ukraine. Dmitry wrote the announcement on his Facebook page and on Telegram, in the Ukrainian language, on March 1, 2022.

“Russian troops turned Trostyanets into hell after occupying the railway station and placing military equipment there. It is impossible to deliver humanitarian supplies to the city and take away people, as well as to bring refrigerated cars to store the corpses of Russians. The Russian military plunder local shops, patrol the streets of the city with machine guns. It is not safe for local residents to go outside. Also, the occupying troops do not allow them to take corpses from the streets. Therefore, the townspeople put them in their cellars and sheds in order to somehow save them and the dogs would not eat them” – Zhivitsky reported, as translated by Wikinews.

In addition, Russian soldiers reportedly blocked the emergency station and shot at a funeral service car.

Harvard University officials update Agassiz Neighborhood Council about local construction in Cambridge, Massachusetts

Thursday, April 28, 2005

Cambridge, Massachusetts —Harvard University planners met with the Agassiz Neighborhood Council to update the community about Harvard’s construction and expansion plans in the neighborhood on April 26, the Harvard Crimson reported today. The two major topics discussed were the Northwest Science Building, which is currently under construction on Oxford Street, and the expansion of the Harvard Law School. According to the Crimson, Harvard officials outnumbered the number of community members present at the meeting.

The plans for law school expansion are still unfinished, the Crimson reported. The director of community relations at Harvard, Thomas Lucey, said that Wyeth Hall may be demolished. According to the Law School website, Wyeth Hall is “the most popular dormitory at Harvard Law School”. It is adjacent to the Berkman Center for Internet and Society on Massachusetts Avenue, just south of Three Aces pizzeria.

The Crimson also noted that Tom Murray, the project manager for the Northwest Science Building, was slated for completion by May of 2007, with landscaping completed the following spring.

A visit to the science building site by Wikinews reporter Pingswept last week verified that the pouring of cement had begun. Four large cranes had been brought to the site; one of them was being used with a clamshell attachment twice the height of a grown man to dig a deep trench. The truck “wheel wash” station marked on the site plan was operational, in the form of a man with a pressure washer, though in this reporter’s brief observations, more windshields were washed than dirty tires.

Greek parliament votes in favor of new Papandreou cabinet as debt crisis deepens

Thursday, June 23, 2011

Greek Prime Minister George Papandreou survived a confidence vote by the Greek parliament late Tuesday night, thus allowing Papandreou to form a new cabinet constituted to address Greece’s severe financial debt crisis. The vote’s outcome is viewed as a measure of confidence in the government’s ability to resolve the problems of the deeply-indebted nation and implement the stringent austerity measures necessary for Greece to receive future bailout packages from the European Union (EU).

Papandreou managed to face down internal dissent within his own Panhellenic Socialist Movement over the extremely unpopular austerity measures (he has said the measures are an issue of “life or death”) and the final vote of 155 to 143, with two abstentions, matched Papandreou’s 155 seats. Meanwhile, Greeks were angrily demonstrating against the measures outside, throwing bottles at the parliament building as riot police stood by.

Following the confidence vote, Greece will be in a position to look for further financial aid from the EU to avoid defaulting on its enormous debt, but help from the EU is dependent on the real work that must be done first: the Greek parliament’s implementation of the hugely unpopular austerity measures.

Government spokesman Elias Mossialos said in an interview with Skai Television before the vote that Greece will be unable to pay wages and pensions after July 15 if the government does not secure the EU financing.

Nothing has been done to enhance growth. No single [Greek] indicator has shown strength.

The vote came in the midst weeks of widespread anti-austerity protests and strikes in major cities throughout Greece, involving clashes between police and demonstrators angry with the proposed slew of layoffs in the public sector which are to accompany the Socialist cabinet’s program.

On Wednesday, Pimco, the biggest bond fund in the world, said it was unimpressed with Tuesday’s vote of confidence, saying it believes Greece and perhaps other European economies will ultimately default on their debts. Mohamed El-Erian, chief executive of Pimco, said, “Nothing has been done to enhance growth. No single (Greek) indicator has shown strength.”

We have a unique opportunity [to change the country]. If we falter, if we lose heart and squander it… history will judge us very harshly.

“For the next three years, we’re going to see different economies work out different problems. For European economies, especially Greece, it would be through default,” said Mohamed El-Erian in a video conference.

The euro fell against the dollar on Wednesday as financial markets indicated that the eurozone debt crisis is far from over.

George Papandreou gave an emotional speech to parliament on Wednesday, saying “We have a unique opportunity (to change the country). If we falter, if we lose heart and squander it… history will judge us very harshly.”

Meanwhile, when the new austerity measures move to parliament for a vote, Greece’s major unions are planning to hold a 48-hour general strike.

Does My Dog Really Have Ringworm

Does My Dog Really Have Ringworm

by

don hill

Learning how to spot ringworm on a dog is a great skill to have. For a dog owner, it is a must-have skill. It is the stage of detecting ringworm on your dog that determines the ease of dealing with it. If you see the rashes late, you will take a lot of time. On the other hand, if you see them early, the easier will be your job.

Knowing whether your dog has ringworm.

It is impossible to count on luck when looking for ways of finding ringworm in a dog. The only option that you have is diligence. If you want to know if your dog has ringworm, the place to look at is the skin of the dog. Dogs that do not have a lot of fur on them can easily tell whether they have ringworm because the rashes are easily visible. On the other hand, dogs that have a lot of fur will make it very hard for you to find ringworm because the fur has hidden the rashes.

If you see that your dog has a ring-like patch that has been formed by rashes that are raised above the skin, then your dog maybe has ringworm. If the dog has too much fur, you can check for more signs on the fur-free areas such as the ear for signs.

However, ring-like patches alone do not tell whether your dog has ringworm. This is why it is important that you visit your vet to see whether these rashes are because of ringworm or something very different. The vet will examine this by looking at the rashes under some ultraviolet light. On the other hand, the vet can easily scrap off some of the rashes so that he or she may be able to tell after doing some test.

The treatment of ringworm.

Once your vet is sure that your dog has ringworm, he will tell you the best method to get rid of the. Most of the time, the vet will tell you to use antifungal cream. This is because most of the infections are usually caught when they are on the early stages. On the other hand, if ringworm has spread all over the dog’s body, then he will most likely advise you to use antifungal shampoo.

Both the antifungal cream and the antifungal shampoo have the same strength of curing ringworm. What makes the shampoo a better choice is the level of depth. The shampoo can easily go into the deep areas. These include areas that have been covered by fur. On the other hand, the cream is usually good if you want to treat a certain spot. The other good thing about the shampoo is that your dog may not lick and wipe it away as it may do with the cream.

Last Word.

Overall, it is always good to note that, when you are treating your dog and removing ringworm from it, that you work at it from all fronts. Make sure that you treat the infected dog and any other dogs that may be In your house. In addition to that, you will also need to treat all the other infected items such as the soil (in case the dog was sleeping on the ground,) the mats on which it lied on, and the chairs, among other things.

This way you will prevent the fungus from spreading to you and other animals in the house. Simply put, you would have cut the lifecycle of the fungus.

Summary

“In summary, detecting fungus early in a dog is essential if you want to remove the ringworm from your dog without much trouble. Here are a few things to look out for:

“Always check for ringworm on the skin of your dog by looking for rashes.

“In cases where the dog has a lot of fur, try to check for rashes on the ears of the dog. This is because the fur can easily cover the rashes and making it hard to tell if there are any rashes.

“Once you have taken your dog to the vet and the vet has decided that your dog has ringworm, make sure that you develop a consistent strategy of dealing with the ringworm.

Residents of Leeds, England neighbourhood plagued with crime ask council for help

Sunday, October 10, 2010

Residents of a Leeds, England neighbourhood have requested help from a council because their neighbourhood is plagued by crime, overcrowding, and community tensions.

Leeds City Council received a request for help from residents of Hyde Park, who said they were worried about the increasing level of anti-social behavior and worsening community relations. A report will be unveiled on Wednesday by a council delegation, highlighting the problems in the area. “The people living in Hyde Park come from widely different population groups… these groups have very different customs, needs and living styles and this can provoke high levels of tension in the area,” the delegation said.

The council claims that because of the 28 per cent ethnic minority population and the 40,000 students living in the neighbourhood, there are tensions between residents. They added, however, that they are actively encouraging people to work together, citing a multi-faith forum, a cricket competition and activities which bring old and young together.

The report says that the council are trying to build relationships between Muslims and police, something which they said is “particularly important after the area’s connection to the London bombings on 7th July 2005.” A local newspaper reported that “the Shebab project introduces young Muslims to role models from sport and culture and also runs scholars’ talks to counter extremist ideologies.”

Crime has increased by 7% in the past year in Hyde Park, and residents noted that anti-social behaviour was getting worse. The council said that an anti-burglary task force had helped to reduce the number of thefts from homes. Residents complained that there was a lack of pride in the area, and at the end of the academic year in the summer, large piles of rubbish were left in streets, yards and alleyways. The report adds that the council operates a recycling scheme aimed towards teenagers, and that rubbish collections have increased.

[We are] slightly frustrated with certain communication issues that we’ve had with the council

The Guardian reported on Wednesday that campaigners are attempting to “take control of a derelict school building and transform it into a community hub are appealing for sponsors and partners in a bid to turn their dreams into reality.” They say that the unused building, owned by the council, could be used for meetings and events. A volunteer group of residents have been working on a business plan, and have gained support from local businesses to create “a vision of an open, accessible and valuable resource for all.”

A member of the commitee, however, said he was “frustrated” with the council’s attitude towards the plans. “The RPCC is slightly frustrated with certain communication issues that we’ve had with the council, but we’re working with them and hoping to gain further assistance going forward,” he said. “It’s a shame that certain setbacks could have been avoided.”

The deputation added that “a major factor in Hyde Park’s suffering is its high level of population density”, which they conceded is something they are unable to change. The council responded to complaints that streets are “cheap and unhealthy takeaways, letting agents and boarded-up shop fronts,” by saying that Hyde Park Corner and Headingley are, according to the Yorkshire Post, “thriving shopping areas and work had taken place to ensure a good mix of outlets.”

The report concludes: “The council acknowledges that because of the very particular circumstances which exist in the neighbourhood, Hyde Park faces difficult challenges which affect the quality of life of residents and that ‘normal’ service levels may not be sufficient to tackle some of these. The council will do more to enable local people to influence how services work and how local problems are tackled. Local community and voluntary groups will be invited to play an active role.”
